Questions to Ask Your Builder Before Construction Starts
The Conversations That Save You From Regret
Building a house involves thousands of decisions, and many of the most consequential ones happen before a single foundation is poured. The problem is that first-time builders often do not know which questions to ask until it is too late. Here are areas where early conversations with your builder can prevent expensive surprises.
Roof Design and Attic Space
Ask specifically what kind of attic space the roof design will create. Will it be full height and potentially convertible? A low crawl space for maintenance access only? Or no attic at all? Many homeowners discover too late that their roof design eliminated any usable attic space. The home decor and house build blog Jully's Place documented this exact situation during their build and wrote an excellent breakdown of which house designs include attics and which do not, along with the insulation tradeoffs involved.
Insulation Strategy
Understanding whether you are getting a cold roof or warm roof system affects your energy costs, your attic usability, and your long-term comfort. Ask for specifics on insulation thickness and material, not just a general assurance that the house will be well insulated.
Timeline and Weather Contingencies
Ask for an honest timeline that accounts for weather delays, especially if any phase of construction happens during winter. Roofing, in particular, is highly weather-dependent and delays at this stage cascade through the entire project.
Utilities and Infrastructure
Confirm exactly where electrical panels, plumbing access points, and HVAC systems will be located. These decisions are nearly permanent once the walls go up and affect every future renovation or repair you will ever do.
